Why You Should Use A Realtor to Negotiate For You on a New Home


Some buyers like history and location of older resale homes while some buyers want a fresh start, where they can have a hand in many of the decisions that go into their new home.  With new construction homes the buyer gets to pick from several different models, lots in the subdivision, and upgrades.  Not all home builders were created equal.  Some are better than others, and some specialize in niche markets such as adult communities, or "environmentally friendly" homes.  Having sold numerous new construction homes and keeping up to date on all the communities in the Tucson area, our team knows which builders have the best reputation and which communities may be best for each of our buyers and you!


A few things to think about before going to a New Construction site:

  • Each house has a base price, sometimes a lot premium, and then the upgrades that you choose, which all add up to the final price.  The average buyer chooses at least $20,000 in upgrades.
  • Mostbuilders have a couple of spec homes, which are new homes that have already been built and are available for quick move in.
  • A New Construction home can take anywhere from 3-9 months ro longer to be built depending on how many houses they are currently building/selling.
  • Having a buyer's agent (like ourselves) is a gread advantage to you, as most buillders use their own contract which is very one sided towads the builder, so you may want someone to negotiate for you.
  • Our extensive experience with New Construction homes can help buyers know what upgrades are the most practical, and cost effective.

A few more comments about upgrades:

  • Some builders have upgrades that other builders consider the standard option.  It is important when looking at different builders to know what you're getting with the base price.
  • Certain upgrades are more cost effective to do after the house is finished and not done by the builder. For instance, some builders have been know to charge three times more than Home Depot or Lowes to install wood floors.
  • Upgrades suich as wiring inside the walls that you may want in a couple of years but don't necessarily need right now, are much cheaper to get before the drywall goes up.

The buying process for a new construction home is similar to that of buying a resale home with a few differences.  The process starts with looking at different communities and builders, then writing the contract, followed by a lot of waiting. In between some of that waiting are various inspections that you are encouraged to attend. Among these inspections are: after the foundation has been poured, after the framing and before the drywall, and the final walk through when you tape any painting errors or other minor mistakes that the contractor will fix before you close on the house.
